GP/LP Investment. Acquisition / Disposition. Multi-family / mixed-use development in Hillcrest on the edge of North Park. Optioned 15,000 SF parcel. Shepherded zoning through community plan updates & bonuses, entitlements, cleared historic, lead pre-con studies, sold option to third party developer. Third party developer plans to break ground in 2021.

Larger Retail Value-Add Project

GP/LP Investment. Acquisition / Developed. Built to suit school for the state of California located in Normal Heights. Minority position on the team. Lead acquisitions, & lease negotiations. Supported entitlements, project management, and day to day activities. In 2018 the school opened and moved in. Still a partner in the building.

Small Retail Project

Sourced award winning craft brewer / operator. Acquired 15,000 SF building in the heart of North Park. Opened in 2018. Packaged the opportunity & lead the marketing to find the right fit for an investor / Landlord to step in and own. Rolled in capital to the overall project.

GP/LP Investment. Retail restaurant development in Carlsbad. Acquired an old pottery shop in the middle of Carlsbad Village. Selected a quality restaurant/bar operator. Shepherded entitlements regarding lack of parking, liquor license, and overall indoor/outdoor dining SF as it relates to FAR. Restaurant/bar known as Park 101. Opened in 2019.

Talmadge Mixed-Use Value Add

4952 El Cajon Blvd- Talmadge

Small Value Add- 6 res units & 6,000 SF commercial 

LP Investment. Multi-family / mixed-use commercial property in Talmadge. Lead acquisitions, capitalization, improved existing structure rents. Removed illegal tenants and re-leased commercial space to quality tenants (Yoga studio, surf shop, design studio). Third party investor now owns/manages. Potential to JV develop in 10 years.

Acquired on behalf of Client/Investor in a 1031 exchange. Purchased property with a national tenant / high cap rate in place. Just under an acre of land located in Sports Arena area. Potential to develop in 10-15 years. Currently advocating for height limit & zoning density in the general area.

Acquired the option on 35,000 SF of land in Banker's Hill. Conducted due diligence and entitlements. Sold the option to a condominium developer. Type 1 building. Developed 44 luxury condominium's with commercial.

Acquired on behalf on renowned architect/developer. 28 units (all two bedrooms) with 5,000 SF of Commercial (award winning cocktail bar).

Sourced & acquired office buildings off-market on behalf of renowned architect/developer. 50 unit luxury multi-family / mixed-use project overlooking San Diego's bay.

Acquired 9,300 SF of raw land on behalf of renowned architect/developer. 15 residential units with 3,000 SF of commercial (cocktail bar- sourced tenant). 50' three story walk-up design with large openings and outdoor patios.

Acquired a house on a larger 8,000 SF lot on behalf of talented upstart Design/Build team. 12 unit multi-family project. Design/Build team went on to become award winning builders & architects.

Acquired 3 detached residential homes on 10,000 SF lot on behalf of renowned architect / developer in the heart of Little Italy. 28 luxury residential units in type 1 building with commercial (cocktail bar, coffee, restaurant, wine bar).

Retail restaurant/bar - 33,000 SF land 

Acquired 3 parcels in up & coming Little Italy. Designed restaurant concepts along with renowned Architect Graham Downes. Sold the opportunity to a third party who went and implemented the designs with their own food concepts- but similar layouts to original design. 

Kettner Exchange

Retail built to suit restaurant /bar with entertainment 

Initially hired as retail broker, then got brought on for development services. Designed the concept, schematic design, oversaw entitlements (including a NUP through CCDC for 47 license & entertainment permit), then went back out as retail brokers and found the existing operator and facilitated the ground lease.

Retail built to suit restaurant / bar

Sourced existing restaurant / bar opportunity off market. Worked directly with the Landlord & brought the opportunity to client/operator. Was operator's first craft cocktail bar in San Diego. Operator went on to be the top notch award winning cocktail bar operator in San Diego.

Small-sized 10-30+ Unit Project

Represented Seller & Buyer on 30,000 SF of land in South Mission Hills. Renowned architect / developer built 21 luxury units.

Port D"Italia

- Little Italy

Larger Institutional- 190 units & 10,000 SF commercial 

Acquired 190 newly constructed apartment units with 10,000 SF of commercial on behalf of developer. Developer then converted the apartments into Condos. Sold the commercial condos.
